If you are very, very lucky, once in your lifetime you'll find yourself in a place that you love as much as I love Topanga. It's a place that I love to the very depths of my soul. Once people discover Topanga, they want to stay. It is for this reason that I specialize as a Topanga REALTOR. It is for this reason that I am so passionate about what I do.
Born and raised in the Los Angeles area, I've been a Topanga resident since 1988. My husband and his family have been here for generations. In fact, my own children are the fourth generation of our family to live and thrive in our home. I love to support our Topanga Community as a volunteer, from serving on the preschool and Chamber of Commerce boards, to getting covered in paint while helping build our Community House playground.
A graduate of Loyola Marymount University, I bring my copywriting and marketing background from my work in media production to listing real estate. I pursue every possible opportunity in order to continually educate myself on the changing face of the real estate business. I am fascinated by new technologies and marketing methods, and discuss them with like-minded colleagues all across the nation.
At the same time, I strongly believe in the power of honest discussion. As I understand that these sales and purchases are huge life-decisions, I like to educate my clients about what to expect with each step of the process. I thrive on the excitement of my clients and the joy that comes from helping them find not just an address, but a home in which they really live, breathe, and grow.
Each home in Topanga has its own vibrant history and its own special character. As someone who knows Topanga inside and out, I can help you negotiate its unique and tricky obstacles in a way that other REALTORS can't. I work hard to make sure the course toward your home purchase or sale, whether in Malibu, the West Valley or Topanga, is as smooth and clear as possible. Sellers, I will help you to launch your new adventures. Buyers, together we'll find your own slice of heaven, and, in no time at all, you'll fall in love with your new place, just like I did with mine.
Bought a Single Family home in 2013 for approximately $675K in Topanga, CA.
As a first time home owner, I feel blessed to have worked with Elaine Hansen. She helped my wife and I clarify what we wanted, and a strategy to help get it. Elaine saved us from making some impulsive home choices, and helped us negotiate to get our dream home.
Bought a Single Family home in 2016 for approximately $775K in Topanga, CA.
We worked with Elaine for a full year before we found the right house. Our budget was low for the area, so it took a lot of looking and patience. Elaine was right there with us for the ride -- she was easy to contact and always responsive to our requests for information or a showing. We live an hour away from our search location AND we have a toddler, so our schedule was always a bit limited, but it was always easy to make arrangements with her. Once we found a house, after a full year of looking together, Elaine was incredibly knowledgable about the process. She gave us excellent feedback every step of the way. We always felt in good hands with Elaine, and knew she had the ability to negotiate the details of the sale -- which she did! Thanks Elaine. I highly recommend her services.
Sold a Single Family home in 2015 for approximately $875K in Topanga, CA.
Elaine Hansen was absolutely terrific -- sold my house in less than a week on the market. much of that was due to her valuable expertise in how best to prepare the house for market, price it appropriately, and target the right kind of buyer for the place, which happened to be a fixer. She was patient and understanding about the process of separating from a home we'd raised our child in and owned for more than 20 years without losing her own objectivity. Besides all that, she's an absolute pleasure to deal with. I'd recommend her to anybody!
Bought a Single Family home in 2015 for approximately $525K in Winnetka, Winnetka, CA.
Elaine is magic. She helped me through my first home purchase. Having never been through it before, I was glad to have someone I trusted guiding me through an unfamiliar maze. I felt that she was always looking out for my best interests, and this was evident at various turns. Despite an often difficult selling party, she was utterly professional throughout. She made sure all the paperwork was done with diligence and the minimum of fuss. I had a couple of agents previously, and neither of them came close to giving me the comfort level that I had with Elaine. All said and done, I can't recommend her highly enough.
Elaine and I worked together to sell a difficult property in Topanga. It took us over a year, but she finally found the perfect buyers to take on the project. I first met Elaine when interviewing agents for the listing, and was immediately struck by her candidness and honesty -- atypical attributes of a real estate agent. She believes in doing the right thing, always, because in the end, that's what is best for everyone involved. Working with someone so genuine, level-headed, and fair was a huge comfort to me during the challenging sale of the property (in which she ended up handling both sides of the deal, despite her normal inclination to avoid that situation). I felt that my interests were still protected, even though she was also representing the buyers.
Elaine is intelligent, thoughtful, and easy to communicate with; she is incredibly knowledgable about property, especially in Topanga, and I would trust no one else to represent me on either side of the deal. If anyone is looking to buy property in Topanga, be aware of the fact that there are many houses with unpermitted additions in that area, and unscrupulous agents might try to hide this fact; Elaine will not let someone enter into a situation without full disclosure, whether she's representing the buyer or the seller.

Sold a Single Family home in 2014 for approximately $700K in Topanga, CA.
Elaine was an excellent agent who had all the qualities needed to sell my house. She was knowledgeable and helped me prepare even before we listed my house. She always returned my calls promptly and remained a calming influence when we hit the inevitible snags. She was flexible and available to show my house whenever needed. She stood up for me throughout the process but always allowed me to make the final decision after weighing my options. She was a pleasure to work with!
Sold a Single Family home in 2013 for approximately $950K in Topanga, CA.
Elaine was very responsive and patient with us, and always followed through on her promises. She knows the area and the kinds of buyers it attracts. She gave us a lot of good advice on preparing the house for sale and what upgrades were cost-effective. Elaine was very helpful in our obtaining an easement we needed in order to sell the house and worked with the escrow company to make that happen smoothly. She participated actively in the photography and staging of the interior and exterior of the house. The photographs, internet and print ads turned out great, and the house sold quickly at a good price. We highly recommend her.

Bought a home in 2013.
Elaine was the listing agent on our last home, and the selling agent on the home we purchased. She was always a pleasure to deal with, and kept a level head during negotiations. She is highly professional and I wouldn't hesistate using her again in the future.
Sold a home in 2012 in Mar Vista, Los Angeles, CA 90066.
Elaine was the third realtor I engaged to sell my beloved Topanga single family residence, so I have a basis for comparison. Elaine did what the others did not do, and she did it with honesty and tenacity. There was no bait and switch, luring me in with a price I would want to hear. We made an honest assessment, and she made it happen, by really pounding the pavement. She did far more than what was required, and really helped me out with a difficult sale with a good deal of issues. She was recommended by a reliable friend. My only regret? That I didn't get that recommendation two years earlier. She's trustworthy, capable and super hard-working. And I like her too. What else do you want?
Bought a Single Family home in 2010 for approximately $2.0M in Topanga, CA.
Elaine did a wonderful job helping us buy our first home in Topanga, CA. She also was able to successfully place new tenants in the home we were renting, as we had to break our lease to move into our new home.
We went to many open houses over four years in Topanga before we were ready to buy our first home. This is because Topanga is such a unique place with a great deal of variety in climate and housing stock. We were also pretty sure housing prices were inflated- although we obviously did not know that there was such a housing bubble until post 2008.
So after seeing many open houses and meeting almost all of the realtors in Topanga we chose Elaine because she was:
1. extremely honest about the condition of the houses that we were seeing. Some realtors did not agree that housing prices were inflated, and were so eager to make a sale that no obstacle with a house, no matter how major, was a problem;
2. very knowledgeable about the Topanga market, and the problems with each neighborhood, from weather conditions to coastal permitting, etc; and
3. very responsible with our time and budget requirements. She listened to us about the kind of house we wanted and did not waste our time with houses that were a no-go for our needs or were way above our budget.
We loved working with Elaine and she still helps us with any problems that have come up - since as first time homeowners we did not even know how to light the pilot on our water heaters. All of her recommendations for electricians, landscapers, plumbers etc, have been great.
Elaine and Snyder Sutton are highly recommended by our family.
